Real property tax
Dear Readers,
Please be advised that the deadline for filing of a real property tax return is soon to expire. The return should be filed by 31 January 2025 by taxpayers who experienced a change in real properties’ ownership in 2024 (such as a purchase, sale, exchange, or donation) as well as reconstruction of existing real properties or an entry of the right to build, etc.
Please find below a short summary of several changes, which will apply in 2025.
The subject matter of tax in forest land is expanded. Items to remain outside the tax’s subject matter from 1 January 2025 only include parts of land, on which a protection forest or a special purpose forest is located. What is also new is the methodology in calculating tax in these pieces of land: the actual area of the land is multiplied by the rate at CZK 3.80.
Updates include limited exemption of real properties in the case of taxable rail structures, airways, waterways and ports used for public transport in compliance with a final occupancy permit. At present, they only are exempt to the extent of the area, in which they are used for public transport.
Where a real property is carried in a register of environmentally significant elements, it will newly be exempt from tax. At the same time, the exemption ceases to apply to marshes, swamps and rock formations. No new tax return has to be filed in case of this change because it will automatically be modified by the tax administrator.
The term publicly accessible land has also been clarified to a bigger detail and defined as public premises, publicly accessible sports grounds, and selected publicly accessible roads. A part of a piece of land can also be exempt.
In addition to this, individual coefficients have been modified; coefficients for particular cadastral areas can be found in the concerned municipality’s decree or at www.mojedane.cz.
